About the project

In Hagen, Germany, a turnkey, cutting-edge cold production and storage facility has been realized, replacing its fire-damaged predecessor.

With a focus on sustainability, resilience, and efficiency in the processing of vegetables and fruits and the cooling and storage of food products, the brand new Fruechte Boqoui facility incorporates advanced energy systems, seamless workflows, and innovative design principles. This unique project fully reflects STM Design & Build’s commitment to excellence.

The four project pillars

Full service care

From concept to completion, STM Design & Build managed every aspect of the Zenger project. The architectural and structural designs were developed in-house in collaboration with the client. Construction included fireproof FM Global-approved systems and fully insulated wall paneling, ensuring compliance with stringent industry standards. The steel structure was produced at STAWI, and STM oversaw all technical installations and interior finishing.

Process-focused design

The primary goal was to expand Zenger’s storage capacity. By first designing a maximized storage system, STM optimized the building’s shape and size to fit the plot and customer needs. The structural design prioritized an open layout, with strategically placed columns to ensure efficient workflows. Next, the facility’s fire safety systems, including a roof-integrated FM Global-approved sprinkler installation, offer industry-leading protection while maintaining its seamless design.

Future-proof innovation

Sustainability was central to the Zenger project. The facility features a 29.5 kWp solar power installation that powers essential systems, minimizing reliance on external energy sources. Insulated panels, local infrared heating, and Zumtobel LED lighting further enhance energy efficiency. These features ensure that the facility is ready to meet current and future environmental standards.

STM’s strong partnership with the Zenger family allowed for streamlined communication and rapid decision-making. By entrusting STM with full responsibility, the project was completed within just 8 months, ensuring quality, cost efficiency, and customer satisfaction.

The Fruechte Boqoui facility is finished with a focus on durability, hygiene, and efficiency. Hygienic ceramic floors ensure compliance with the highest food safety standards, while wall finishes are designed to facilitate easy maintenance and long-term, durable resilience.

The office spaces feature a modern, professional aesthetic. The 780 m² office space features hotel-quality interior finishing, creating a professional and welcoming atmosphere that combines luxury with functionality.

One of the standout features of this project is the innovative integration of an 800 millimeter raised foundation into a hillside, ensuring stability and maximizing usable space. Additionally, the 50 meter column-free span enables seamless workflows, while the solar-powered CO2 cooling system represents a leap forward in energy efficiency, recycling waste heat to power essential systems such as floor heating and hot water production.

This project incorporated advanced expertise, including 3D architectural and structural design, BIM integration modeling, prefabricated insulated construction, and free-span construction for seamless workflows.
